Garden Oaks

This is a Divosta built community of about 420 three bedroom, two bath single family homes, and two bedroom, two bath townhomes located just south of Northlake Boulevard on Military Trail. The community has a manned gate. Single family homes run from 1577 square feet to more than 2000 square feet under air. Townhomes are about 1525 square feet under air. Homes were built in the early 1990's, some surround a lake and some have pools. There is a small clubhouse and a community pool for residents.

Recent market activity - Prices of single family homes in Garden Oaks increased about six percent from 2009 through mid-June 2010, but prices of the smaller townhomes have decreased almost 20 percent since 2008. There were three single family homes sold through mid-June 2010 averaging $143 per square foot, compared with $135 per square foot for the 10 single family homes sold in 2009. The three townhomes selling during through mid-June 2010 averaged $126 per square foot, down 17% from sales in 2008. In late-June 2010 there were 12 homes on the market in Garden Oaks, ranging from the low $100,000's for a townhome up to the mid-$300,000's for a single family home.
